PETALING JAYA: Boustead Properties Bhd is confident of achieving better financial results in 2022 compared with the previous year, according to chief executive officer Khairul Azizi Ismail.

“The numbers will be better than last year – both the top and bottom lines,” said Khairul at a briefing after the launch of the group’s “Mutiara Spaces” brand at Royale Chulan Damansara.

He pointed out that there was recovery in the property market this year and the take up for the group’s launches in Mutiara Hills in Semenyih has been impressive.

“Moving forward, we are optimistic about Mutiara Hills (a 1,200-acre flagship township),” said Khairul.

The group is part of conglomerate Boustead Holdings Bhd, which is involved in plantations, property and industrial, pharmaceutical, heavy industries as well as trading, finance and investment.

Boustead Properties owns the Curve, Malaysia’s first pedestrianised shopping mall located in Mutiara Damansara, Petaling Jaya, and is the master developer of the township.

It has a mixed residential development Mutiara Rini in Skudai, Johor, and is also currently developing One Cochrane Residences in Cheras, Kuala Lumpur.

Khairul pointed out that Boustead Properties has a gross development value position of RM6bil, apart from potential joint ventures, for the next three to five years.

“Our strategy, going forward, is to form smart alliances to unlock (value) with asset owners. We are evaluating a few proposals now including one in Johor and others in Penang and the Klang Valley,” he said.

Also in the pipeline is the redevelopment of eCurve (next to the Curve shopping mall), which is the first phase of the group’s regeneration of the Mutiara Damansara project.

The project will be done in phases over six to seven years.

“Next year, we will make announcements regarding eCurve when the time is right,” said Khairul.

Regarding the rising interest-rate environment, Khairul said the group is taking precautionary measures.

“We have talked to our principal bankers about end-financing (to house buyers). For instance, we have a special package for house buyers where loan repayments start only in the sixth year, and there is only interest servicing during the first five years,” he said.

Meanwhile, the group’s new Mutiara Spaces brand is part of its ongoing reinvention exercise to emerge as a revitalised, technology-centric property developer, with sustainability as the key driver.

At the brand launch, Boustead Properties chairman Datuk Seri Mohammed Shazalli Ramly said: “With a renewed purpose, organisation needs reinvention, an extensive structural reform of the corporate DNA at all levels, that entails looking at everything in many other and different perspectives.
